01 / The question

Product problem

Property-level metrics can obscure cross-portfolio exposure to changing income, valuations and refinancing conditions.

02 / The response

Proposed solution

A proposed monitoring view connects NOI, LTV and DSCR with sector and geographic concentration. This case study describes the concept; a dedicated CRE dashboard is planned.

Methodology

  • Define property, facility and portfolio-level reporting needs.
  • Specify consistent dates and denominators for valuations and coverage ratios.
  • Design exception views that distinguish missing data from deteriorating performance.

Intended user outcomes

  • Intended outcome: clearer prioritisation of property and borrower reviews.
  • Intended outcome: better visibility of concentration and data-quality issues; no implementation outcomes are claimed.

Lessons from the concept

  • Valuation timing is as important as the headline LTV.
  • A declining coverage ratio requires context on income, costs and debt service.
